The real estate market is SHIFTING, can you feel it? We have not had this many homes for sale in Halifax at one time since August 2019. Homes are sitting longer than sellers and Realtors are used to. Homes are having more and more price reductions to entice an offer from buyers. Buyers are taking their time on their home buying journey. They're taking into consideration the level of finishes, the level of upgrades, what they see that they need to renovate in a sellers home to make them comfortable enough to buy it. They're demanding the sellers pay for more improvements to the property before they agree to purchase it. They're considering the monthly mortgage payments, the cost of property taxes, the cost of heating, and the cost of maintenance. If the buyer is engaged at all. That's the other thing, at this moment in time there are very few buyers engaged in the market. They're taking longer to get pre approved, they're taking longer to schedule viewings, they're seeing homes 2 to 3 times before they consider buying an offer. Why? After years of being in a horrible sellers market, buyers have come to realize that they have time again, they have leverage again, and they're using it to their full advantage.
