MetroCast August 2026 Ft. Clay Thomas
In this month’s MetroCast, Coach Oliver and I talked about the current state of the market and the mindset agents need to have as we move through August. Interest rates are still stubbornly high, affordability continues to be a challenge, and there is still economic strain in the market. But even with all of that going on, contracts are still being written, homes are still selling, and opportunities are still out there for the agents who stay active. One of the biggest points we discussed was the importance of properly positioning listings. Not every listing is sitting. Overpriced listings, properties that do not show well, or homes that are not aligned with the competition are the ones being passed over. Agents need to work with their sellers, study the competition, and help them understand what today’s buyers are actually choosing. We also welcomed Clay Thomas from the Paulding office as our featured guest. Clay started his real estate career in 2021 after 16 years in full-time ministry and has built a strong business by serving people, staying connected to his sphere, and using the support available through Metro Brokers. So far in 2026, Clay has already closed 25 units with an average sales price of $318,000, which is a strong reminder that agents can still produce in this market when they stay focused and consistent. Clay’s story is a great example of what happens when an agent combines relationships, confidence, and the right support system. He talked about how the X-Celerater program, Broker Support, his office manager, and the agents around him helped him build confidence early in his career. He also reminded new agents not to be afraid to make phone calls, send texts, post on social media, and let people know what they do. Your sphere already knows you, and when they trust you, that can become the foundation of your business. We also talked about the difference between simply having a real estate license and actually being a producing real estate agent. A license by itself does not create business. Production comes from discipline, consistency, sacrifice, and doing the work even when the market is difficult. Clay has found a way to balance family, service, and real estate while continuing to put transactions on the board, and that is what separates someone who is licensed from someone who is truly building a business. In the Coach’s Corner, Oliver focused on winning the day, the week, and the month. If you do not have closings on the calendar yet, start by controlling the activities that lead to closings. Set appointments, have conversations, schedule consultations, study inventory, and make sure you have daily wins that build into weekly and monthly progress. Without the conversations and appointments, you will never make it to the closing table. We closed the episode with a reminder that buyers and sellers are still out there. Some may be waiting for the “right time,” but when the market shifts, it can change quickly. People still need a roof over their heads, and many are ready for a change even if they have not said it yet. Our job is to ask, stay engaged, educate ourselves on inventory, and create excitement around the opportunities that are already in front of us.
