Lucas and Luna examine how aging populations and falling birth rates reshape national economies, labor markets, and fiscal policy. Lucas traces Japan's 'lost decades' and its experiment with immigration reform, while Luna challenges common assumptions about automation filling labor gaps, citing sector-specific studies on productivity and elder care. They dissect policy responses — from pronatalist incentives in Hungary and Poland to Singapore's foreign-worker quotas — weighing effectiveness against unintended effects on gender equality and housing markets. The conversation also explores how capital markets react: the 'silver economy' driving healthcare and robotics investments, the bond-market implications of rising dependency ratios, and the debate over whether agi

How Silver Economy Is Reshaping Real Estate
Sep 29, 202611 minS5
We look at the structural shift in commercial real estate as the baby boomer cohort enters retirement. With over seventy million Americans aged sixty-five and older by late 2026, demand for senior housing is outpacing supply in key markets like Florida and Arizona. Lucas and Luna examine how developers are pivoting from traditional office conversions to assisted living facilities, and why the financing models for these projects require a new kind of risk assessment that standard lenders are still struggling to grasp. #SilverEconomy #CommercialRealEstate #SeniorHousing #BabyBoomers #DemographicShift #RetirementPlanning #AssistedLiving #RealEstateInvesting #AgingPopulation #HealthcareInfrastructure #PropertyDevelopment #MarketTrends #FexingoBusiness #BusinessPodcast #EconomicsShow #LucasAndLuna #RealEstateStrategy #DemographicsMatter Keep every episode free: buymeacoffee.com/fexingo

We explore the real-world impact of this demographic dividend drain on public services like schools and infrastructure maintenance, offering a clear look at why your local tax bill might be rising even as the population shrinks. #Demographics #AgingPopulation #PublicFinance #TaxPolicy #MunicipalBudgets #PropertyTax #BabyBoomers #EconomicShift #LocalGovernment #RevenueModels #FexingoBusiness #BusinessPodcast #Economics #UrbanPlanning #FiscalPolicy #SocialSecurity #Infrastructure #GenerationalWealth Keep every episode free: buymeacoffee.com/fexingo
The Fertility Trap Why Low Birth Rates Stagnate Economies
Sep 26, 202611 minS5
Lucas and Luna examine the counterintuitive link between falling birth rates and reduced entrepreneurial dynamism. They explore data from South Korea and Southern Europe showing how demographic contraction shrinks the pool of high-risk founders, forcing companies to prioritize safety over innovation.
